The Legal Requirements:
- Energy Performance Certificate (EPC)
A valid EPC with a minimum rating of “E” is required before marketing your property. - Gas Safety Certificate
Must be carried out annually by a Gas Safe registered engineer. - Electrical Installation Condition Report (EICR)
Required every 5 years, completed by a qualified electrician. - Smoke Alarms
Installed on each floor of the property, in working order on move-in day. - Carbon Monoxide Alarms
Installed in every room with a solid fuel appliance, also in full working order at move-in. - Legionella Risk Assessment
A duty to assess the risk of Legionella bacteria in your property's water systems. - Consent to Let
You’ll need permission from your mortgage lender, freeholder, or management company (if applicable). - Landlord Insurance
Cover for the building, public liability and any contents is essential.
