The Legal Requirements:

  • Energy Performance Certificate (EPC)
    A valid EPC with a minimum rating of “E” is required before marketing your property.
  • Gas Safety Certificate
    Must be carried out annually by a Gas Safe registered engineer.
  • Electrical Installation Condition Report (EICR)
    Required every 5 years, completed by a qualified electrician.
  • Smoke Alarms
    Installed on each floor of the property, in working order on move-in day.
  • Carbon Monoxide Alarms
    Installed in every room with a solid fuel appliance, also in full working order at move-in.
  • Legionella Risk Assessment
    A duty to assess the risk of Legionella bacteria in your property's water systems.
  • Consent to Let
    You’ll need permission from your mortgage lender, freeholder, or management company (if applicable).
  • Landlord Insurance
    Cover for the building, public liability and any contents is essential.
    We also recommend Rent Guarantee and Legal Expenses Cover for extra protection.

    Understand your rights and responsibilities before beginning your property search.

  • Register with Nick Tart
    Complete our Applicant Registration Form so we can keep you updated with the latest property launches.

  • Prepare Your Referencing Documents
    Be ready to apply quickly! You'll need:

    • Proof of ID

    • Proof of income

    • 3 months’ bank statements

  • Holding Deposit – 1 Week’s Rent
    To reserve a property, you’ll need to pay a holding deposit. This secures the property while we complete the necessary checks.

  • Have Your Rent and Deposit Funds Ready
    Ensure the remaining balance (first month’s rent + deposit) is available at least 3 days before your move-in date.

  • Stay Safe – Read the Action Fraud Guide
